Pre-Construction Services

Pre-Construction Services consist basically of the following objectives:

  • Work with Owner & A/E Design Team to establish an acceptable Budget and Overall Construction Schedule
  • Work with Owner & A/E Design Team to determine any site conditions and constraints that will affect construction, and 
  • Incorporate requirements into the Construction Schedule & Bid Packages
  • Preliminary Project Schedule:
    • Critical Dates for Pre-Construction Activities
    • Critical Dates for the Issue of Plans & Specifications
    • Early Bid Packages & Procurement of Long Lead-Time Items
    • Shop Drawings, Submittals, Fabrication & Delivery of Long Lead Items
    • Schematic & Design Development Estimates
    • Sub/Vendor Bidding Process
    • Guaranteed Maximum Price
    • Permitting
    • Start of Construction
    • Construction Durations
    • Substantial Completion Date
    • Punch List
    • Furniture/Fixtures/Equipment installation by the Owner (FF & E)
    • Final Completion Date
    • Certificate of Occupancy Date
    • Owner Occupancy Date
  • Regular Project Meetings with the Owner & A/E Design Team
  • Preliminary Conceptual Estimates:
    • Evaluate Owner's Project Budget
    • Identify Cost Issues & Potential Cost Savings
    • Establish Cost Guidelines for Schematic Design
  • Schematic & Design Development Budget Estimates:
    • Track Budget Estimates against Owner's Project Budget
    • Identify Cost Issues & Potential Cost Savings
    • Evaluate Potential Cost Savings
    • Establish Cost Guidelines for Next Phase of Design
  • Advise on Selection of Building Systems, Materials & Equipment
  • Determine Lead Times and Task Durations as Building Systems, Materials & Equipment are selected
  • Update Budgets & Schedule as new information becomes available
  • Long Lead Items:
    • Schedule Early Bid Packages for Long Lead Delivery Items such as Steel, Elevators, Mechanical & Electrical Equipment, Etc.
    • Purchase/Pre-Purchase any Long Lead Items necessary to meet the Construction Schedule
    • Assign Long Lead Items to Successful Subcontractors at Later Date
  • Evaluate Value Engineering and Potential Cost Saving Alternatives:
    • Price Alternative Systems
    • Price Alternative Materials, Details and Construction Methods
    • Check Availability and Lead Times of Building Systems, Materials & Equipment
    • Review Systems and Details for Constructability & Economy
    • Evaluate Cost versus Benefit (Quality, Functionality & Value to the Owner and/or End User)
  • Evaluate LEED, Green Globes, SPiRiT or other "Green Building" or "Sustainable Design and Construction" Requirements
  • Evaluate Permitting & Utility Company Requirements
  • Evaluate Testing & Inspection Requirements
  • Prepare Bidder's List and Submit for Owner Input & Approval
  • Subcontractor/Vendor Pre-Qualification

  • Negotiate Terms & Execute Contract between Owner and CDI Contractors
  • Obtain Permits Necessary for Construction
  • Submit CDI Insurance Certificates
  • Submit Performance & Payment Bonds and/or Maintenance Bonds (If Any)
  • Issue Subcontracts/Purchase Orders to the Successful Subcontractors & Vendors
  • Set-Up Cost Controls for Construction
